[F20,F21-OH1.1,OH1.2,OH1.3] Applies to elements that support or are part of an environmental separator.
Application
Application 1: 
Minimum area for concrete footings for columns, where column spacing is other than 3 m, for foundations for buildings to which Part 9 applies [see Sentence 1.3.3.3.(1) of Division A for application of Part 9], where the foundations are not subject to surcharge and:
  • the footings support floors and roofs of light wood-frame construction [see Article 9.4.2.1.],
  • the span of supported joists does not exceed 4.9 m, and
  • the specified live load on any floor supported by the footings does not exceed 2.4 kPa.
Exceptions: 
except as stated in:
  • Sentence 9.15.1.2.(1), which applies to foundations and footings for buildings erected on permafrost,
  • Sentence 9.15.3.4.(2), which applies to joist spans exceeding 4.9 m in buildings with light wood-frame walls, floors and roofs, and
  • Sentence 9.15.3.4.(3), which applies to foundations resting on gravel, sand or silt in which the water table level is located less than the width of the footings below the bearing surface.

Intent
Intent 1: 
To limit the probability of an insufficient plan area for column footings, which could lead to an inability to resist expected gravity loads, which could lead to compressive failure and excessive settlement of underlying soil, which could lead to structural damage to the foundation and the building, which could lead to an inability to support vertical building loads or lateral earth loads.
Where elements support or are part of an environmental separator, this is to limit the probability of structural damage to elements supported by columns, which could lead to:
  • condensation,
  • rainwater ingress,
  • the ingress of moisture from the ground, or
  • compromised thermal performance of components intended to provide resistance to heat transfer.
This is to limit the probability of:
  • an inadequate control of temperatures of interior spaces, relative humidity, or water accumulation,
  • the generation of pollutants from biological growth or from materials that become unstable on wetting, or
  • deterioration, which could lead to compromised integrity of elements supported by foundations.
This is to limit the probability of:
  • negative effects on the air quality of indoor spaces,
  • the inadequate thermal comfort of persons, and
  • contact with moisture.
This is to limit the probability of harm to persons.
