Application 1: 
Building area limits of Sentence (1) [with a storey in which more than 10% of the area is classified as a Group A, Division 2 major occupancy] in a building without a basement that is provided with a fire separation with a fire-resistance rating not less than 1 h used to separate the building into fire compartments, each one of which does not exceed the limits of Clause (b). This applies in buildings whose building height is restricted to 1 storey and whose building area is restricted to:
This applies to buildings to which Part 3 applies [see Sentence 1.3.3.2.(1) of Division A for application of Part 3].
Exceptions: 
except:
  • a storey in which more than 10% of the area is classified as a Group A, Division 2 major occupancy but in addition has more than 10% of the area classified as a major occupancy that has more stringent requirements in accordance with Articles 3.2.2.20. to 3.2.2.27. and 3.2.2.29. to 3.2.2.83., and
  • a storey in which more than 10% of the area is classified as a Group F, Division 3 major occupancy but also has a portion of its floor area used for a Group F, Division 1 or 2 occupancy.

Intent
Intent 1: 
To exclude a building from the building area limits of Sentence 3.2.2.28.(1) on the basis that the total area does not exceed twice the values of Sentence 3.2.2.28.(1) and that the individual areas are subdivided by a fire separation with a 1 h fire-resistance rating into areas that individually comply with Sentence 3.2.2.28.(1).
Intent 2: 
These conditions [fire separation] are to limit the probability that fire will spread within the storey during the time required to achieve occupant safety and for emergency responders to perform their duties, which could lead to damage to the building.
